INTRODUCTION
The houses or other structures are build on the POST and BEAM method
Structurally that is the strongest building method including brick and concrete

Guarantees on the buildings is about 500 years
(There are timber frame houses and churches in Russia and Europe that is over a thousand years old)
No foundations are needed. The buildings are constructed on columns (poles) spaced three meters.
All construction wood is CCA treated

The wood and poles are stacked in large metal containers
Water, chrome, copper and Arsenic are pressurized, penetrating the wood
(becoming a part of the wood) --- 100% bug resistant
Because of the virtually waterlogged wood the burn factor is less than 10%

The wood surfaces are then covered with a polyurethane oil based sealer also penetrating the wood
The structures are basically maintenance free
Another coat might be needed in about 6 months which can be applied with a brush or spray gun , at about R1000.00 for 25 liters

As for strength, wood is stronger than steel inch for inch
That is according to studies made in USA

My houses are build according to various wood building specifications, NHBRC, TFBA, CSIR, SABS, Financial institutions (banks) specifications and oversees building specifications.

I prefer to use a roof called ONDULINE. This is a fiber bitshumen product that the materials are squeezed together under great heat and high pressure . So while it is very light , lighter than Zink , it is very strong , you can drive with a car over it. It is a 100% acid proof , water proof and sound proof. It can never rust because it contains no metal. A light roof structure can be used. Various colors available and the color is impregnated in to the product. A 15 year maintenance free guarantee is supplied with the product.

Thatch roofs build to International specifications.

Other products can be used if preferred by the developer / owner

Insulation use , Poliminium, which comes in 1.2 meter by 40 meter rolls
This product is aluminum on one side and fiber on the other side
For burn retarding and also for climate control
The rolls are completely rapped around the house. The door and window openings are cut out , and then sealed with silicone sealer . It is also used under the floor and in the ceiling
So the house in total is enclosed for climate purposes and dust and bugs free

Total electricity installation , all lights fittings and globes , executive styling
Total Plumbing and Sanitary ware with the showers , baths , toilets , hand basins, urinals kitchen sinks are COBRA executive styling.
The floors are treated with the same type of polyurethane sealant which is completely waterproof , so no need for tiling. Bathroom walls are tiled 1.2 meter high and the complete shower. Wall backing in shower , nutec for waterproofing

Poles (columns) used is 200mm thick
Basic floor construction is 228 x 50 mm beams with 228 x 38 mm cross beams on top of that. Then the floor planks are fitted.
The houses are completely braced with crossed poles at the bottom and metal straps in all the walls
The ceilings are left open to expose the construction beams (treated in color) or ceilings of our choice, wood or polyurethane.
Second level floor construction the same wood is used as the bottom structure
Outside walls – 22/32/50 mm half logs CCA treated with two coats of an oil based polyurethane sealer.

Inside walls
63.0 mm tongue & groove knotty pine, or 16mm chipboard with a filler basecoat and final coat , finished of with Oregon stained wood trimmings

Canvas walls Rip-Stop canvas with canvas windows and doors, main entrance double door.
Corners are boxed with 114x38mm or 152x50mm boards creating a square beam, preference by owner / developer

Electrical geyser or gas heater (fitted underneath) or Solar heater
Meranti windowpanes and doorframes

T&G 22mm pine floor with floor sealer (completely washable).
2 lever locks on internal doors
3 lever locks on external doors
Polyminium Code 201 insulation inside of exterior walls.
Polyminium insulation under floor and in roof (where applicable)
Ground floor height up to 2.5 meters, for garage and storage space when needed.

Solar installations can be erected where electricity is not available
