Environmental Attention and Nature

The first residents of Schoongezigt was a family of Ant-eating Chats that promptly took up residence in the gate house, as soon as the roof was up, in one of the electricity boxes. No sooner had this happened when two eggs were added and some weeks later two youngsters were hatched. All during this, the builders took special care not to disturb the family and everybody gave them a wide berth so that mom and dad were allowed to raise their two juniors undisturbed. It did cause quite a delay and required special planning, but when the happy family eventually moved out, everybody felt it was a worthwhile effort.
In keeping with this, almost twenty hectares have been reserved for green space and Schoongezigt residents will be entrusted with protecting the current natural beauty of the site. The keen observer may find the very rare and endangered Gladiolus Robertsoniae which is endemic to a small area of the estate. This site has been preserved as part of the green space.

A special selection of wild animals graze the green zone of Schoongezigt. Furthermore, the estate shares a two kilometers border with the Kgaswane nature reserve and most of the stands overlook this reserve. To add to the natural feel, this boundary has been so chosen as to allow views of the reserve. In keeping with the attention on security, the boundary consists of a double fence, with a three metre no go zone, one side of which is electrified. A hiking trail with bird hides and picnic sites is envisaged along a twenty five meter building restriction line which will be observed with the nature reserve boundary.

In order to further the environmental responsibilities, the house rules include landscaping rules. Residents will be required to protect large rooted trees, which may not be removed during construction. In addition only indigenous plants may be planted.

Buyers will be able to choose from approved plot and plan packages, designed by the resident architect, or they will be able to freely choose the design of their own dwellings within the Architectural guideline policies. No specific theme has been prescribed, but residents instead will have to submit their plans to the aesthetic committee for approval. The mandate given to this committee is to ensure a cohesive development by the use of a palette of building materials which includes accents of natural stone. This committee is steered by a suitably experienced architect. Though it is not a requirement, buyers are urged to involve the resident architect in the design phase of future homes.
Buyers have two years to commence their building projects, and another year to complete. This is to minimise the disruption normally associated with such a project. BSO also realises that some owners may not be able to meet these time constraints. Therefore extensions will be considered, but then at the cost of an increased levy, for the period of the extension.
